Only the number of persons stipulated on the booking form may reside at the property as guests. Please notify us as soon as possible of any changes. Rates quoted allow for maximum occupancy of Arithera Villa as agreed in advance.
Check-in is from 3 pm.
Check-out by 11 am.
The 30% of the total cost is required at the time of booking. An additional 20% is required no later than 30 days prior to the arrival date. The remaining 50% is required no later than 15 days prior to the arrival.
Failure to make the final payment on timely basis will make the reservation subject to automatic cancellation and any amount paid will be forfeited.
Expenses for money transfer will be charged from the guests. Rates for accommodation are quoted in EURO.
If it becomes necessary to cancel all or any part of the booking, Arithera Villa must be notified in writing (email). The cancellation will take effect from the day the email is received. Any change to the original reservation is subject to the approval of Arithera Villa.
Deposits are not refundable but will be kept as cancellation fees in case of cancellation or early departure.
At the beginning of your stay, you will be required to pay a security deposit to guarantee correct use and care of the furnishings, equipment and use and departure conditions. The amount will be withheld from your credit card on the day of arrival but will not be charged to your account unless there is a claim for damage. The deposit form will be returned one week after the end of your stay provided an inspection has shown that the accommodation has not been damaged and all the conditions of use have been followed.
The above refers to standard bookings only. If the property, after consultation with the representative of Arithera Villa, is rented for a special event, then an additional damage deposit will be required.
Any damage caused by guests staying at Arithera Villa, which is deemed to be over and above acceptable wear and tear, is chargeable to the guest. The agreed amount to charge is based on replacement value of each item. Guest damage charges are payable to Arithera Villa representative prior to checkout date.
Arithera Villa is a non-smoking area, except the external courtyard and terrace open areas. It is strictly forbidden to throw any cigarettes, cigars, lighters etc. except on devices like ashtrays or other suitable containers. Any damage due to smoking cigars, cigarettes etc. occurs paragraph SECURITY DEPOSIT & DAMAGES.
Pets are not allowed in the whole Arithera Villa areas.
Any complaints must be notified to Arithera Villa within 24 hours of the occurrence giving rise to the complaint. If a problem remains unsolved, the guest should make an immediate complaint in writing (email) to the representative of Arithera Villa before completion of the rental period. If Arithera Villa is vacated before the end of the rental period without mutual agreement this may result in the loss of all rights to compensation.
No complaints will be considered if made after the departure date or if not acknowledged by Arithera Villa representative.

Arithera Villa is not responsible for any and all claims, including any accidents related to the use of Arithera Villa facilities or locally procured third party services such as four-wheeled vehicles, motorbikes, yachts, sailing boats rental, water sports, horse riding and other activities.
Arithera Villa is not responsible, nor is it liable for any external or environmental noise or other disturbance arising out of its control.
Arithera Villa shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside the Villa’s control such as civil disturbances, breakdown of the supply of water, or electricity, fires, floods, severe weather, decisions and acts of the Greek state and government, termination of supply of electricity and water on Santorini Island or the Villa’s area.
It is prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances.
The guests agree to the above terms and conditions and do hereby agree to the application of the above Terms and Conditions at the time of the reservation.
For all the above, Arithera Villa reserves the rights to amend or add at its own discretion, anytime and without prior notification.
These terms and conditions and any contract to which they apply are governed in all respects under the Greek law.
